Portland: Mixed-use zoning results in apartments and one-story houses side-by-side

Another example of newer apartment buildings in what once was a single-family home neighborhood. This is a 2 bedroom, 1 bath, 980 square foot home at 8134 SE 6th Ave, Portland, that is on the market at a price of $499,000.

In looking at the images, we’ll note:

  • As can be seen in the distant satellite view, there are three apartment buildings already built on this block — a 3-story and two 4-story buildings. The zoning is for zero-lot line — that is, a setback from the lot line of zero feet. That is, a building can be built right up to the lot line. This allows for maximum uses of the lot. Arcata’s Gateway Code also has zero-foot setbacks.
  • With zero-lot-line buildings, it’s common to not have any windows on the side-facing portions of the buildings. Windows on the sides would be blocked by construction on the adjacent lot. The building is designed with the assumption that there will be another apartment building constructed next door there in the future
  • The wall of the 4-story apartment building that’s to the left of this little house is a sheer  wall. It is expected that, one day, this little house will be torn down and another zero-lot-line apartment building will be built on the lot.
  • In the distant satellite view, we can see how the buildings shade the sidewalks in front of the buildings. 
  • To the right of this house, across the street, is a 5-story building that is a full block long and a half-block deep. The Gateway Code would allow a building of this size to be built in Arcata.
